Designed byCourtney and Shayne ColeThey renovated the house in 2019 and 2020 and added primarily non-design elements in the years after. It was one of the most rewarding designs they have done. It followed their design work on a 19th-century townhome in Richmond’s Church Hill, in the St. John’s Church Historic District, a house with a place in the history of the women’s rights movement. The two projects were nearly opposites, as different as the places where each was built.Courtney and Shayne have always put the highest value on everyday-impactful quality of living features, from utilities and appliances to spatial efficiency and accessibility. They keep drawing on time spent living in places with a more European, urban character, where economy of space and movement, minimal design and quality come together in visually rich surroundings. Here, the aim was to preserve the character and spiritual origins of the house while bringing it into the modern era in ways that don’t intrude. Just as important, they wanted the jungle outside to stand out, even when inside. That is why so much of the house is windowed, including the doors, and why the interior places emphasis on subtle, sparing texture over color while eliminating, as much as possible, ornate treatments and distracting angles to steal no intensity from the jungle outside; while the outside feels like a bright but tucked in and shady hideaway.

Old meets new
The owners worked through the house down to the knobs and the exact shades of white, to keep the look of the original fishing camp: a washed-out palette, board walls and old-growth heart pine floors. Underneath, it runs as a modern home, with inverter heat pumps from LG and Mitsubishi and automated lighting, locks, cameras and climate control.
Large windows look out on the yard from the rooms throughout. The glass keeps the heat out and is made to stand up to hurricane conditions.
Owners’ noteThe goal was to preserve what made the place look like its origins while making it a modern, evolved, accessible home, one that could be hiding by itself in its own private tropical jungle. The house is meant as a nonstop celebration of the best of Florida, and of a low-key, easy, heartwarming life.
Smart devices need a reset, hub first. The seven Yale locks, the Lutron Caséta system, both Sensibo Airs, the HomePod mini, the Rachio irrigation controller, and the ecobee camera and sensors must be reset and set up again for a new owner. Legacy heart pine floors
Heart pine runs through the Great Room, bedroom and office: every floor except the kitchen, the utility bathroom and the marble suite bathroom. It is the dense heartwood of old-growth longleaf pine, harder and deeper in color than pine grown today, and it now comes only from reclaimed lumber. The floors are finished in Varathane Summer Oak.
The Great Room walls are solid wood boards, hand-augered to look like the thinner panel boards of older houses. They are thicker than those old panels and real wood throughout, painted Simply White OC-117 in Regal Select matte. For a matching replacement board, Anderson Lumber, 1.6 mi away, offers custom milling.
Every window is a PGT window approved by Miami-Dade County for the High-Velocity Hurricane Zone. For impact windows, that approval, called a Notice of Acceptance, requires passing large-missile impact, static air pressure and cyclic wind-pressure tests (Florida Building Code protocols TAS 201, 202 and 203).
The doors are Plastpro Impact Series fiberglass doors, which Plastpro certifies for the High-Velocity Hurricane Zone. Plastpro makes its doors in Ashtabula, Ohio.
Owners’ notePlastpro was the only door the owners could find with both the precise look they wanted and the impact resistance they required. No other door met their standards.
Every switch in the house is Lutron Caséta, one of the most widely trusted smart switch systems, from the company that invented the solid-state dimmer. The dimmers, switches and fan controls talk over Lutron’s own Clear Connect radio rather than Wi-Fi, and the whole system works in Apple Home.
The house is also 100% keyless. Every door has a Yale Assure Lock 2 Plus, and with Apple Home Keys an iPhone or Apple Watch opens each lock just by being held near it. With Express Mode on, there is no need to wake or unlock the phone or watch first.
The main house and the back building have a standing seam roof in Mansard Brown: 24-gauge steel panels, each cut to run in one piece from eave to ridge, installed by Fix Roofing.
Compared with other metal roofs
Hidden fasteners.5V crimp, a popular metal roof on Florida houses, is screwed through the face of each panel, and McElroy Metal notes those screw holes can enlarge as the panels expand and contract with temperature. Here the fasteners sit under the seams.
Thicker steel. 24 gauge is about 28% thicker than 26 gauge. Sheffield Metals notes it dents less, resists oil canning better, and is the minimum gauge for tested, engineered panel systems.
Flatter panels. The striations, fine ribs between the seams, reduce oil canning, the waviness flat metal panels can show (Metal Sales).
Compared with shingles and tile
Long panels, few joints. Each panel runs eave to ridge and locks to the next one at the seam. Shingle and tile roofs are many separate overlapping pieces.
Longer roof-age allowance at Citizens.Citizens Property Insurance groups metal with tile and slate as a hard roof. It asks for proof of at least five years of remaining life once a hard roof is more than 50 years old; for shingle roofs, that starts at 25 years.
Built in
Sealed deck. Self-adhered peel-and-stick underlayment covers the entire deck, a second waterproof layer under the panels.

Wind mitigation. Florida insurers credit features like these through a wind mitigation inspection on form OIR-B1-1802; credits vary by insurer.
The yard is planted and kept like a tropical garden, under century-old live oaks, the spreading evergreen oaks of the Deep South. Areca palms, cabbage palms (Florida’s state tree) and other palms fill in below, with bromeliads and bird of paradise along the ground and loose-packed shell for a beachy feel. A Rachio smart controller runs the irrigation, which draws from its own shallow well. Looking out the windows, it often feels like being in a tropical jungle.
Grouped as finishes and hardware, heating and cooling, utilities, appliances, devices, cameras, and furniture. “Nearest seller” is the straight-line distance to the closest store or service company for the item or its current version; the smart controls and cameras are already installed. Three whites are in the house. Decorator’s White is the coolest and grayest, Oxford White is close to neutral, and Simply White is the warmest. Check the code before touching up.
Finishes and hardware
Paint, stain, flooring, tile, decking, the roof and door hardware: materials applied or fastened to the house. Paint swatches use Benjamin Moore’s published colors; tile and wood drawings show each material’s pattern and proportions.

What it looks like
A cool white with a touch of gray. It looks crisp in daylight and can turn slightly gray in a dim bathroom or under warm bulbs. Next to the Oxford White door and trim it reads a shade darker and cooler.

A bright, nearly neutral white with the slightest cool cast. It is brighter than the Decorator’s White on the suite bathroom walls and a touch cooler than the Simply White elsewhere. ADVANCE levels as it dries, so it cures to a smooth, hard, enamel-like finish.

Summary. One paint for every piece of interior trim and every door, including the suite bathroom. ADVANCE is a waterborne alkyd: it handles like oil paint but cleans up with soap and water.

What it looks like
A clean, bright white with a slight warm lean. It is the warmest of the three whites in the house, so it looks soft beside the Oxford White trim.

What it looks like
Matches the kitchen cabinets, in a satin finish with a low sheen.
Custom mix; no published color value.
Summary. Paint for the kitchen peninsula, mixed to match the cabinets so the peninsula reads as part of the cabinetry. ADVANCE dries to a hard, furniture-like finish, which is why it is used on cabinets.

What it looks like
A flat-leaf door hinge with a square knuckle instead of the usual round barrel. Oil-rubbed bronze is a dark chocolate brown with coppery highlights where it wears.

Summary. The hinges on the interior doors. The square knuckle gives the door edge a crisp, squared-off look.

Salt: any good-quality water softener salt works, including rock, pellet, solar and evaporated. Fill to within a few inches of the top. Purified salts leave less residue but need more frequent checks for “bridging,” a hard crust that forms over the water.
Manual regeneration: main menu, 2) MANUAL MODE, then REGEN NOW, or REGEN TONITE for the preset overnight time.
Bypass, for example when away on vacation: turn the blue knob on the back of the valve clockwise until it stops. Turn it counter-clockwise until it stops to go back to soft water. Don’t overtighten.
If the display shows PROBLEM FOUND, press the check-mark button to see the error and choose CLEAR ERRORS; if it comes back, call a Culligan dealer.

Induction heats the pan itself, so it responds instantly, and the glass around the pan stays cooler than on a radiant electric cooktop. Compared with gas it is far more energy efficient: about 85% of the heat reaches the pan, against about a third with gas, according to ENERGY STAR. Nothing burns, so it leaves the house air cleaner than gas, and the heat is far more controllable.
Owners’ noteEvery cook stuck with electric is handcuffed until they move to gas. Every cook who uses gas is amazed by induction, and once they have it, they never go back. Courtney is a chef-level cook, and this was her first induction cooktop. Her adjustment from gas was swift, and she now clearly prefers induction.

Apple makes a HomePod mini a home hub automatically when it is set up.
Only the home’s owner can add it as a hub. The owner’s Apple Account needs two-factor authentication and iCloud Keychain turned on.

Otherwise reset it by hand: unplug it, wait 10 seconds, plug it back in, wait 10 seconds, then touch and hold the top. Keep holding when the spinning white light turns red, and lift after three beeps.
When the top shows a slow pulsing white light, hold the unlocked iPhone next to it and tap Set Up. It becomes the Apple Home hub on that Apple Account.

An optional Yale Wi-Fi module adds remote access without an Apple home hub.
These locks are set up in the current owners’ Yale Access app. Yale says a lock set up in the app is factory reset from the app by its owner, so the current owners reset each lock before handover.
Current owners, within Bluetooth range of each lock: open the Yale Access app to the lock screen, tap Settings (the gear icon), select the lock, scroll to Factory Reset and tap Reset Lock.
New owner: set each lock up in the Yale Access app. Repeat for all seven locks.
If a lock still shows as belonging to another account, Yale asks the previous owner for permission to reset it, which can take up to 30 days. Asking the previous owners directly is faster.
Yale’s hardware reset, with a battery out and the reset button held down, is only for locks that were never set up in the Yale Access app.

Rachio runs a pump start relay from its M (master valve) terminal and needs Master Valve turned on in the app, under the device’s Advanced settings. A wired rain sensor is turned on in the same Advanced settings.
Spray heads include 12 in pop-ups on the north side that clear the bushes, a 6 in pop-up near the driveway, and heads on the west fence line and near the mailbox.
Berkeley’s manual says never to run the pump dry: running without water can overheat it and damage the seal.
Any irrigation contractor or well and pump service can work on the pump, relay and heads.
Cameras are installed inside and outside the house. They are not part of Apple Home: the cameras are not HomeKit compatible and run in their own app. The ecobee SmartCamera in the Great Room closet is also the hub for the ecobee door + motion sensors on the doors. To keep those sensors working, use that camera or another compatible ecobee device as the hub, then connect each sensor to it.

Clean with a slightly damp cloth and dry it right away. Room & Board says lacquered wood needs no polish, and to avoid cleaners with ammonia, alcohol or petroleum.
Use coasters, trivets and felt pads: moisture and heat can damage any wood finish, and rubber bumpers and candle wax can stain it.
Wood darkens with light over time. Move decorative pieces now and then so the top colors evenly.
Keep indoor humidity steady to limit wood movement.
Every smart device in the house except the camera system runs on Apple Home, Apple’s smart-home system, also called HomeKit: the seven Yale locks (#32), the Lutron Caséta Smart Hub (#27) with all of its dimmers, switches and fan controls, and both Sensibo Airs (#31). Once they are set up, the Home app on an iPhone controls all of them in one place, and Siri can too.
Every device reaches Apple Home through the HomePod mini. The camera system stays in its own apps.
A home hub is an Apple device that stays at home, plugged in and online: a HomePod, HomePod mini or Apple TV. It runs automations and lets you control the home from anywhere. iPhones can’t be hubs, and iPads no longer can. The Midnight HomePod mini in the back building is this home’s hub.
Get it running first, on the new owner’s Apple Account, then add the other devices. Apple requires a home hub to control devices away from home, share control with others, run automations and add Matter devices, and Yale asks for the hub to be online before its locks are added.
Apple makes a HomePod mini the home hub automatically when it is set up. Only the home’s owner can add a hub, and that Apple Account needs two-factor authentication and iCloud Keychain turned on.
Three words to know
Apple Home
Apple’s smart-home system, also called HomeKit. Products marked “Works with Apple Home” or “HomeKit” work with it.
Accessory
Apple’s word for any smart device in the Home app: a lock, a light switch, a climate controller.
Home hub
The always-on Apple device (a HomePod, HomePod mini or Apple TV) that runs automations and allows control from away. Here, the HomePod mini.
Not in Apple Home
The camera system. The cameras inside and outside are not HomeKit compatible and run in their own app.
The ecobee door + motion sensors work only in the ecobee app, through the ecobee SmartCamera in the Great Room closet (#35, #36).
Setting up Apple Home in a new home
Plain steps for someone new to Apple Home. Each step links to Apple’s own instructions.

Pick the owner’s Apple Account
Apple Home belongs to one Apple Account: the one signed in on the owner’s iPhone. The owner can invite everyone else later. If there is no Apple Account yet, create one first.
Then turn on two security settings that Apple requires for a home hub: two-factor authentication, which asks for a code from a trusted device when signing in, and iCloud Keychain, Apple’s built-in password storage.
The Home app comes on every iPhone; its icon is an orange house on white. If it was deleted, download it free from the App Store. Follow the welcome screens, name the home for the address, and add rooms that match this page: Suite bathroom, Bedroom, Office, Kitchen, Utility bathroom, Great Room and Back building.
Do this before adding anything else. If the HomePod mini still belongs to the previous owner, reset it first (item 26 has the steps). Plug it in and wait for a slow pulsing white light on top. Hold the unlocked iPhone next to it, tap Set Up when the card appears, and follow the prompts. The iPhone needs Wi-Fi and Bluetooth turned on.
When setup finishes, the HomePod mini is the home hub. Keep it plugged in and on the home Wi-Fi from then on.
Each brand’s own app comes first, because every device has to be reset and set up again for the new owner; each entry above has the reset steps. Then bring the devices into Apple Home:

In the Home app, adding a device always starts the same way: tap the + button, then Add Accessory, then scan the code or hold the iPhone near the device.
From Home Settings, invite household members so they can control the home from their own iPhones. Home Keys let an iPhone or Apple Watch unlock the Yale locks with a tap; they appear in Apple Wallet once the locks are in Apple Home. Sharing and guest Home Keys need the home hub running.
Check that the HomePod mini is plugged in and online, the iPhone is on the home Wi-Fi with Bluetooth on, and the device is powered and close by. Then work through Apple’s checklists.
Fiber reaches both buildings, and a wired 2.5-gigabit backbone ties them together.

Each building has its own fiber line and ONT router (the box that turns the fiber signal into a home network connection): one in the back building and one in the Great Room closet. The back building line is active now. Frontier can light up either one.
Several Cat 8 Ethernet cables run between the main house and the back building and connect modern 2.5-gigabit network switches at each end. In the main house, the switch is in the Great Room closet, on the left near the floor, next to the Caséta Smart Hub.
The Wi-Fi access point is in the main house. More access points can go in either building, plugged into the wired network.
The smart devices need the home network before they can be set up: the HomePod mini and the ecobee camera on Wi-Fi, both Sensibo Airs on 2.4 GHz Wi-Fi, and the Lutron Smart Hub plugged into the network by an Ethernet cable. Apple Home setup

Paint. Give the color code, the product name and the sheen, for example “Simply White OC-117, Regal Select Interior, matte.” Benjamin Moore is sold by dealers only, not at Home Depot or Lowe’s.
Tile. Bring a spare piece. Both Floor & Decor tiles have been replaced by newer versions, so compare size, thickness and color before buying.
Heating and cooling. Call the installer first and give the model and serial numbers from the item entries.
